Miami Real Estate is Hot like the Weather

Even though the real estate market seems to be in something of a lull nationwide, the southern tip of Florida is still a hot market. Prices in the area have been steadily on the rise in the last couple of years, lending credence the thought that new home investors and retired individuals are flocking to the area to spend their fat checks and empty their deep pockets.

In the face of a shrinking and declining market, the real estate industry in south Florida has taken off. Those who have purchased homes in the Miami or Fort Lauderdale area have seen their prices rise at a level that has consistently dominated all of the registered stock indexes in the United States. Miami’s real estate market doesn’t play second fiddle to any other major market in the entire country, according to a report released earlier this year.

How hot has the market been? Over the past three years, prices have increased nearly 100% in the area. That means that consumers who purchased a home in the area as an investment have made out like bandits over the last few months. Though most major cities have seen a relapse in their real estate growth, Miami seems poised to head into the future with all engines blazing. Over the course of five years or tens years, some homes in valuable areas of south Florida have seen their value double or in some cases, triple.

Pre-existing homes aren’t the only real estate properties performing well in the area, though. Presale properties have also seen their value go through the roof, as well. More and more developers are taking their show on the road and heading down to South Beach, where condos and complexes are in high demand. Miami in particular has seen a huge increase in the number of these properties that are being contracted.

Though many national economists are under the impression that the real estate bubble is certain to burst in the near future, those around South Beach aren’t backing down just yet. They have all heard about the real estate bubble, but indications are that they like the rising value of their investments just fine. As of now, with the rate of growth that this area has seen, no one can blame the residents and investors of Miami for taking a wait and see outlook on this impending fall. No one can blame them for watching their fortunes take off like an airplane, either.
